Rental Affordability Snapshot

Every year since 2007, Anglicare Tasmania’s Social Action and Research Centre (SARC) has analysed the rental market across Tasmania for the Rental Affordability Snapshot.

The Snapshot looks at all properties listed for rent on realestate.com.au on a weekend at the end of March every year. It then assesses whether each property is affordable and appropriate for 14 types of households on low incomes, including young people, single parents, working families, older people and those dependent on Centrelink benefits.

Rental Affordability Snapshot 2026

Anglicare Tasmania’s Rental Affordability Snapshot is in its twentieth year.

The housing situation has never been more dire.

The 2026 Rental Affordability Snapshot shows a 9% drop in listings across Tasmania since last year and less than half the number of properties available 10 years ago.

It details how unprecedented low vacancy rates and soaring rents are pushing a growing number of Tasmanians into housing insecurity and homelessness.

The report calls on governments to focus on the needs of people on the lowest incomes by expanding housing supply and increasing income support payments.
